Return & Refund Policy
Effective Date: The 27th day of August, 2019.
Applicable To:
- Residential Flats booked through theinfraco.com portal.
- Turnkey Interior Design and Execution Projects.
1. Purpose and Scope
This policy governs the terms under which cancellations, returns, and refunds are processed for transactions carried out through our portal, in compliance with:
- Real Estate (Regulation and Development) Act, 2016 (RERA)
- Odisha Real Estate Regulatory Authority (Odisha RERA) Guidelines
- Indian Contract Act, 1872
- Consumer Protection Act, 2019
2. Residential Flat Bookings
2.1 Booking Amount
- A token or booking amount is collected to reserve a property.
- This amount is non-refundable except under the circumstances outlined in this policy or as per RERA provisions.
2.2 Cancellation Before Agreement for Sale
- If the customer cancels before executing the Agreement for Sale,

70% of the booking amount will be refunded within 30 working days, after deducting:
- Administrative charges
- Payment gateway fees
2.3 Cancellation After Agreement for Sale

Post execution of the Agreement for Sale, cancellation will attract penalties as defined in:
- The Agreement for Sale
- RERA-approved terms of the project

Refunds (if any) will exclude:
- Stamp Duty
- Registration Charges
- Documentation and legal fees
- Any taxes (GST) already paid.
2.4 Developer Default
- If the project is canceled or delayed beyond the stipulated period due to the promoter's fault,
- The buyer is entitled to a full refund with interest as per Section 18 of RERA.
2.5 Buyer Default

If the buyer defaults on payment as per the construction-linked plan or schedule, the promoter has the right to:
- Forfeit the booking amount.
- Terminate the agreement as per the terms approved by Odisha RERA.
3. Turnkey Interior Projects
3.1 Advance Payment
- A minimum booking advance payment (as per quotation) is required to confirm the order.
- This advance becomes non-refundable once the project's detailed design /estimation work starts.
3.2 Cancellation Before Material Procurement
- If canceled before procurement or execution, up to 30% of the advance will be refunded.

After deducting:
- Design Fees
- Administrative Charges
3.3 Cancellation After Execution Starts

No refund will be applicable once:
- Materials are procured
- Execution work has commenced.
4. Refund Processing
- Approved refunds will be processed within 30 working days from the date of cancellation confirmation.
- Refunds will be credited to the original payment source via NEFT/RTGS.
5. Taxes and Deductions
- GST and statutory charges already remitted to authorities will not be refunded.
- Any third-party costs incurred will be deducted.
6. Force Majeure
- Delays or cancellations caused by natural disasters, government actions, pandemics, or any force majeure event are exempt from refund obligations.
7. Dispute Resolution

Any dispute arising under this policy shall be subject to:
- Jurisdiction of Bhubaneswar/ Cuttack, Odisha courts
- Resolution under the Consumer Protection Act or through RERA adjudication
